Crafted Without Compromise

Architecture & Design

  • Designed as a forever home. Custom built by Lapico Custom Homes and completed in 2022, this residence offers approximately 3,550 square feet above grade with a professionally finished lower level. Every room, hallway and gathering space was intentionally planned to create a home that feels open, functional and connected for modern family living.

  • A location chosen for lifestyle. Situated just off Old Tecumseh Road in one of Belle River's most sought-after neighbourhoods, the home is surrounded by executive residences and located only moments from Lake St. Clair, marinas, waterfront parks, beaches, schools and local restaurants, offering the lifestyle of lakeside living while remaining tucked within a quiet residential community.

  • Built to feel larger than the numbers suggest. Nine-foot ceilings throughout the main floor, eight-foot ceilings on the second floor and oversized black Dashwood windows create expansive sightlines, exceptional natural light and a sense of openness that carries throughout the home.

  • Timeless architecture inside and out. The full stucco exterior, covered front porch, glass balcony, oversized driveway and tandem three-car garage were all designed to complement one another, creating curb appeal that will remain just as relevant years from now as it is today.

  • Designed together—not upgraded later. The architecture, cabinetry, flooring, lighting, millwork, landscaping and outdoor living spaces were planned as one complete vision, resulting in a home where every finish feels intentional and every room naturally connects to the next.

The Kitchen

  • A kitchen built around the joy of cooking. At its centre is a handcrafted French Lacanche Saulieu Classic range featuring six gas burners and dual electric convection ovens. More than an appliance, it serves as the focal point of the space, combining old-world French craftsmanship with the performance expected in a serious chef's kitchen.

  • Cabinetry designed as furniture, not millwork. Custom crafted by Frank Cremasco Cabinets, the kitchen features full-height cabinetry, soft-close doors and drawers, a stained oak island, decorative millwork and integrated storage solutions that continue seamlessly into the pantry, mudroom, great room and laundry room, creating consistency throughout the home.

  • Everything has its place. Matching integrated JennAir refrigerator and freezer columns are complemented by an oversized integrated JennAir wine refrigerator, all concealed within the custom cabinetry to preserve clean architectural lines while providing exceptional refrigeration and wine storage for both everyday living and entertaining.

  • Stone selected for every room. Rather than repeating the same finish throughout the home, quartz countertops were individually selected for the kitchen, pantry, bathrooms and serving areas, creating subtle variation while maintaining a cohesive design palette.

  • Designed around the way families gather. An oversized island, walk-in pantry, dedicated coffee and beverage station and generous preparation space make the kitchen equally suited for busy weekday mornings, casual family dinners or entertaining a house full of guests.

Spaces Designed to Bring People Together

  • Every gathering begins here. The open-concept great room centres around a floor-to-ceiling gas fireplace with custom stone surround and extensive built-in cabinetry, creating a natural meeting place that connects seamlessly with the kitchen, dining area and outdoor living spaces.

  • A retreat designed for everyday comfort. Privately located on the second floor, the primary suite offers a peaceful escape complete with a spa-inspired ensuite featuring herringbone tile flooring, premium plumbing fixtures and an oversized California Closets dressing room with a centre island and extensive built-in organization, creating a space that feels more like a boutique hotel than a traditional bedroom.

  • Bedrooms designed with privacy in mind. Two additional generously sized bedrooms complete the second floor, each with direct access to its own ensuite bathroom. One bedroom features a full ensuite with a bathtub, creating an ideal guest suite or second primary-style bedroom for extended family or visitors.

  • Movie night becomes an event. Rather than simply finishing the basement, the lower level was designed around creating memorable experiences. A dedicated theatre centred around a professionally installed 120-inch fixed projection screen and built-in subwoofer creates an immersive setting for movie nights, championship games and family celebrations, while leaving future owners the flexibility to customize the remaining theatre components to their own preferences.

  • Every finish belongs. Hand-scraped engineered hardwood flooring, designer tile, herringbone flooring in the primary ensuite and powder room, black interior windows, carefully selected lighting, custom millwork and reclaimed wood accents create a level of continuity that allows every room to feel connected to the next.

Outdoor Living Reimagined

  • An outdoor room rather than a covered patio. Professionally constructed by Seaton Sunrooms, the three-season lanai features motorized retractable screens and a natural gas fireplace, allowing the space to function as a true extension of the home's interior throughout spring, summer and fall.

  • Designed to be enjoyed after sunset. Decorative beach stone, professionally designed planting beds, extensive concrete walkways and patios, integrated landscape lighting and a Wi-Fi controlled irrigation system work together to create an outdoor environment that is as enjoyable in the evening as it is during the day.

  • Privacy without isolation. Premium vinyl privacy fencing surrounds the backyard while preserving an open feel, creating an inviting setting for outdoor dining, entertaining and relaxing around the fire.

  • A garage designed for real life. The oversized tandem three-car garage comfortably accommodates up to four vehicles while offering eleven-foot ceilings, nine-foot insulated overhead doors with high-lift tracks, Wi-Fi enabled side-mount openers, 200-amp electrical service and a dedicated 60-amp circuit ready for future electric vehicle charging.

  • Space that adapts with your family. Beneath the covered rear porch, a large enclosed storage cellar currently serves as a dedicated hockey and play room, offering a unique and flexible space that can easily transition into a workshop, fitness room, seasonal storage area or hobby space as family needs evolve.

Built to Perform for Years to Come

  • Engineered for comfort. A three-zone HVAC system independently serves the home's principal living areas, allowing each level to maintain its own ideal temperature while improving efficiency and year-round comfort.

  • Mechanical systems selected for reliability. A tankless hot water heater provides continuous on-demand hot water, while an insulated basement slab contributes to improved comfort and energy performance throughout the lower level.

  • Protection built into the home. A sewage ejector system with integrated one-way backflow protection, together with a sump pit featuring both battery and water-powered backup systems on dedicated electrical protection, provides additional peace of mind during severe weather and unexpected power interruptions.

  • Technology that works quietly in the background. Permanent programmable architectural LED exterior lighting, a professionally installed security and surveillance system with digital recording, structured networking, remote smartphone access and Wi-Fi enabled controls provide convenience, security and future-ready functionality without ever becoming the focus of the home.

  • Prepared for what's next. A 200-amp electrical service, electric vehicle charging circuit, central vacuum rough-in, professionally planned wiring infrastructure and thoughtfully selected mechanical systems ensure the home is ready to support both today's lifestyle and tomorrow's technology.
